Layout and planning. The Cocoa County project is planned around a pedestrian-first layout. Vehicle movement runs along the periphery of the 24-acre site, which keeps the inner landscape of water features, trails and sports courts calmer. The master plan shows where each of the nine towers sits in relation to Club Elixir, the water rivulet and the entry points.
Home sizes. Residences range from a 2,592 sq.ft. 3 BHK (Type D) to a 4,671 sq.ft. 4 BHK (Type A). When comparing units, look at carpet area as well as super area. Type D has 1,498 sq.ft. of carpet area on a 2,592 sq.ft. super area, and Type C has 1,785 sq.ft. on 2,997 sq.ft., so usable area is roughly 58–60% of super area in both. The floor plans list room-wise dimensions, and the price list shows super and carpet area for each type.
Location and commute. Sector 88A sits on Pataudi Road. The location guide lists indicative drive times of about 5 minutes to the Dwarka Expressway, 10 minutes to Dwarka, 15 minutes to Yashobhoomi and about 35 minutes to IGI Airport. Check these at your own commute hours, because traffic changes them.
Timeline and approvals. The first phase, The Centre Court, is delivered, and the current launch is Phase 2. Construction across all four phases is scheduled to run until December 2032, so factor the timeline into your plans. Check the phase-wise Haryana RERA registration, read the payment plan for GST, PLC, IFMS and stamp duty, and review the specifications for flooring, fittings and finishes.
